Why Should You Get Pre-Approved?

Before starting the process of buying a home, you want to make sure you have a good local lender to back up and empower your financing goals. Without a pre-approval letter, you won’t have much success when competing for a home in this market. Some reasons pre-approval is necessary are:

There are several things you’ll consider when purchasing a new home, and your budget is one of the biggest considerations. As you decide between two or more homes, there will be some discrepancy in price, as well as features. You can use your pre-approval amount to decide which purchase would be more financially sound.

Sellers won’t give buyers who aren’t pre-approved much consideration. When sellers see that you have already been pre-approved for a certain amount, they may be more willing to negotiate with you because they know you are a serious buyer. You could negotiate to have the seller pay closing costs, finance certain repairs, or buy a home warranty that will go with the purchase.

In terms of being a buyer, you are more attractive to sellers when you are pre-approved. Getting pre-approved for a mortgage also shows sellers that you’re a serious buyer. If a particular seller gets more than one offer on the home, the buyer who is pre-approved with a trusted local lender, is more tempting than the one who is not. This gives you a clear advantage in the process.

If you already have mortgage approval, closing won’t take as long as it might if you had to work with a lender after your offer was accepted.
